B-Dale Amoco, Case No. 2188

Page 2

As previously noted, the sketch that has been submitted is not
scaled, so it is impossible to give a specific answer to this
question. The areas of outdoor display are limited to the two
areas between the pump islands and the section of sidewalk to
the left of the entrance door.

b. The location of the outdoor display and the extent to which it
encroaches on required setbacks.

The display areas shown on the sketch do not encroach on any
required yard areas.

c. The impact on traffic and pedestrian circulation on the site.

The proposed locations would not have any adverse effect on
traffic circulation. Because of the 5-foot height of the displays
between the pump islands, the Engineering Department has raised
a concern for pedestrian safety. This is a question that should
be reviewed in greater detail and one which the applicant should
respond to.

d. The height of the proposed displays.

If we are reading the sketch correctly, the tire racks between
the pump islands would be 5 feet high and the tire rack in front
of the building would be limited to 3 feet high.

e. The hours in which the merchandise will be displayed.

No information was provided related to hours of display.

f. The nature of merchandise to be displayed.

The sketch shows only tires and motor oil to be displayed.

3. CONCLUSION

More specific information is needed to evaluate the specific percentage
of outdoor display versus interior display. We will notify the applicant
about the concern regarding pedestrian safety and the proposed height of
displays, and we will visit the site to evaluate this issue. The planning
Commission members should try to visit the site and judge this question
for yourselves. We will also contact the applicant and request
information related to the hours of display.
