BACKGROUND <br /> <br />This matter was withdrawn from last month's agenda due to <br />problems related to the application. The applicants had <br />previously proposed to process a Special Use Permit for a <br />motor vehicle related use and the approval of a division <br />of a platted lot to allow this project to proceed. When <br />the boundary survey that is required as part of the <br />process was prepared, it was determined that there are <br />already three parcels on this property, and therefore, it <br />was not possible to proceed as a simple lot division. <br />Consequently, the same project has returned for your <br />review, this time being processed as a Preliminary and <br />Final Plat and Special Use Permit. <br /> <br />~ <br /> <br />It has been brought to our attention that some <br />contamination has been identified on the subject property. <br />From a discussion with the project realtor, w~ understand <br />that there may be problems related to clearing title that <br />could keep this project from proceeding. At this point, <br />the applicants have made application to the City, paid the <br />fees, and satisfied all of the conditions to proceed with <br />the application. We recommend that we simply proceed with <br />the review of the proposal, and any action taken regarding <br />the application could be conditioned upon the satisfaction <br />of all necessary environmental cleanup. <br />
