North Heights Hardware is located at 2611 Rice Street. North Heights Hardware has been in business for 25 years, selling hardware and related products as well as selling and servicing power equipment. There are currently 15 employees. Sales at North Heights Hardware have increased over 40% in the past five years. Growth is expected to continue as a result of the loyal customer base and good customer service. As you may already know, North Heights Hardware is currently experiencing shortages in parking and storage space. In September of 1990, the property to the south of the store (2595 Rice Street) became available. North Heights saw this as an opportunity to alleviate the current parking and storage problems as well as to support anticipated growth. North Heights Hardware purchased this property and is proposing the following: Division and re-zoning of the lot at 2595 Rice Street. The proposal is to divide the lot into two parcels with the new property line running east and west. The southern lot would measure 83 feet wide by 213 feet deep and would remain R-1 zoning. The northern lot, adjacent to North Heights Hardware, would measure 76 feet wide by 213 feet deep and would be re- zoned to B-3 (commercial) from R-l. This northern lot would provide parking for an additional 30 cars. Combined with the current parking area of North Heights Hardware, 51 parking spaces would be available, thus meeting/exceeding the City of Roseville's parking requirements. Expansion of the current North Heights Hardware facility. The proposal is to build a 3050 square foot addition to the existing structure. This will provide North Heights Hardware with 2450 square feet of shop space and 600 square feet of retail space. The
