Division of Platted Lot <br /> <br />If the issues related to the Comprehensive Plan <br />Amendment and rezoning can be resolved, the addition <br />of Parcel A to the existing North Heights lot is <br />quite straightforward. Parcel B is to remain a <br />single-family lot and the creation of this parcel <br />should meet the same test as any other lot split. <br />That test is simply whether this new lot to be <br />created will meet the standards in the R-1 District <br />and, if not, is it consistent with the character of <br />the surrounding neighborhood? <br /> <br />As noted, the lots fronting on Rice street to the <br />south are very large; in many cases nearly two lots <br />wide. The lots behind the subject parcel are 95 <br />feet, although there is one 75-foot-wide lot on <br />County Road C. <br /> <br />The lot to be created is 18,378 square feet. <br />well in excess of the required lot size. Its <br />characteristics that will not conform to the <br />standard is its 83-foot width (85-foot standard) <br />a 7-foot side yard setback (10-foot standard). <br /> <br />It is <br />only <br />R-1 <br />and <br /> <br />d. Variances <br /> <br />Two variances are included as part of this <br />application. The first is to allow the addition to <br />be setback 7 feet from the west property line as <br />opposed to the required 20 feet. Previously we had <br />understood the building to be built on the lot line, <br />but the boundary survey shows a 7-foot setback. The <br />constraints on the site would seem to constitute <br />sufficient hardship to justify this variance. <br /> <br />The second variance relates to the proposed <br />setback between the existing house and the <br />line. This dimension resulted from the <br />dimensions for aisles and parking stalls. <br /> <br />8.2-foot <br />new lot <br />required <br /> <br />LandscaDing <br /> <br />If you recall, the discussion regarding the application <br />several months ago, there were several variances granted <br />for this property in the past. The site plan processed <br />along with the variance application showed the frontage <br />along Rice street landscaped. That landscaping was never <br />installed. <br />
