3) There are very few, if any, street numbers along Snelling Avenue for one mile in either direction. Drivers appear to have trouble getting their bearings, and in finding our location. 4) When coming from the south, drivers are not able to locate the showroom for a variety of reasons, the building is set back behind the line of visibility. This is caused from three main obstacles: the fence, the Rainbow Foods, and the Highline Tower located at the sight. Again, by not seeing the showroom until the last second, there are safety risks. (See Photos and letter from Rick Jopke.) 5) When driving South on Snelling the turn to Oakcrest Street is approximatly 300 feet before the driveway reaches our showroom (see photo). This reinforces the need for a visable sign even more, allowing drivers time to slow down and make the turn. 6) Snelling is posted at 50 miles an hour and drivers need time to react for lane changes and turning. If the driver misses their turn, there are no easy places to turn around. Turning right on B-2 leads them into the confusion and congestion of Rosedale and adjoining shopping centers. In the other direction there is no easy way to turn around on County Road C. This creates a potential for accidents. (see photos) 7) H.O.M Oak and Leather would like to obtain a sign variance which would allow for a larger sign at this location. A larger sign will allow for more readable graphics from a greater distance. Not only being good for business, This sign would have a positive effect on traffic patterns on snelling Avenue. This sign would be both an asset to the aesthetics of the site and will help the people find the location of the store without a traffic hazard. Thank you for your time and consideration.
