<br />3) There are very few, if any, street numbers along Snelling <br />Avenue for one mile in either direction. Drivers appear to have <br />trouble getting their bearings, and in finding our location. <br /> <br />4) When coming from the south, drivers are not able to locate <br />the showroom for a variety of reasons, the building is set back <br />behind the line of visibility. This is caused from three main <br />obstacles: the fence, the Rainbow Foods, and the Highline Tower <br />located at the sight. Again, by not seeing the showroom until the <br />last second, there are safety risks. (See Photos and letter from <br />Rick Jopke.) <br /> <br />5) When driving South on Snelling the turn to Oakcrest Street <br />is approximatly 300 feet before the driveway reaches our showroom <br />(see photo). This reinforces the need for a visable sign even more, <br />allowing drivers time to slow down and make the turn. <br /> <br />6) Snelling is posted at 50 miles an hour and drivers need <br />time to react for lane changes and turning. If the driver misses <br />their turn, there are no easy places to turn around. Turning right <br />on B-2 leads them into the confusion and congestion of Rosedale <br />and adjoining shopping centers. In the other direction there is no <br />easy way to turn around on County Road C. This creates a potential <br />for accidents. (see photos) <br /> <br />7) H.O.M Oak and Leather would like to obtain a sign variance <br />which would allow for a larger sign at this location. A larger sign <br />will allow for more readable graphics from a greater distance. Not <br />only being good for business, This sign would have a positive <br />effect on traffic patterns on snelling Avenue.
