Attn: City of Roseville Community Development Department Re: Sign variances January 31, 1991 This narrative is written to support Hom Oak and Leathers request for a sign variance at their showroom located at 2525 Sneeling Avenue North. size of property: 1.9 acres Nature of buildings: Approximately 10,000 square feet retail furniture showroom. Description of Business: We are a Minnesota owned furniture retailer that has been in business since 1973. subject location opened in August 1990. This location has 5 full time employees. Proposed: Free standing of 70 square feet with a maximum height of 25 feet. 30 foot height with a sign size of 11 feet by 16 feet. Existing zoning: Reasons for variances: 1) Since we have opened in August of this year we have had many phone calls from customers whQ have had trouble finding our showroom. We assumed this was caused by the construction on Oakcrest Street. After the completion of the Oakcrest Street work, we anticipated the calls would slow down. This has not happened and we are still getting approximately a dozen calls each weekend from customers who are unable to locate the showroom. We have no idea how many people give up without calling. 2) When we opened the showroom, we were well received by local residents because of our low traffic usage. It is our opinion that by not having proper exposure we will create more traffic by confused motorists driving around looking for our showroom~'We use extensive radio and T.V. advertising and most of our customers are not from the immediate area and are not familiar with the local area except Rosedale.
