<br />THIS PROPOSAL, BY COMMERCIAL TRUCK SERVICE, INC. (DAVID BRAINARD), IS A VEHICLE <br />TO OBTAIN SPECIAL PERMISSION BY THE CITY OF ROSEVILLE TO UTILIZE THE RUAN <br />TRANSPORT BUILDING LOCATED AT THE CORNER OF LONG LAKE ROAD AND COUNTY ROAD C. <br /> <br />I would like to secure permission from the City to operate from this location <br />for a minimum of two years. Ruan's desire is to sell the property and will not <br />agree to any long-term commitments. However, with a two year temporary operating <br />permit and the property not selling, I would have time to establish my business <br />somewhat. If a two year operation is approved by the City of Roseville, I would <br />like the termination date to be April 30, 1993 and have the opportunity to <br />re-apply if possible. <br /> <br />Because I would be operating on a temporary basis either due to city permit or <br />sale of property, there is little I could agree to do to enhance the property. <br />But because this land does not have any hard surfacing of any kind other than <br />the building, I would keep the weeds mowed on a regular basis. The property is <br />full of high weeds now. I would keep the building painted and in good repair. <br />I also feel the building and property being used and kept nice has more <br />enhancement for everyone concerned than being vacant. <br /> <br />The building and surrounding property will be used for the maintenance and <br />repair of commercial trucks. <br /> <br />I will be repairing all types of commercial vehicles including high cube vans <br />to class 8 semi-tractors and trailers. This will include the normal maintenance, <br />overhaul and repair of vehicle drive trains, minor body work, van body repair <br />and possible semi-trailer repair will be included, although semi-trailer repairs <br />will most likely be infrequent. <br /> <br />Accompanying this request is a site layout which outlines proposed parking <br />situations so as to minimize visibility if possible - open to suggestions from <br />City Council. . <br /> <br />OPERATING PROCEDURES <br /> <br />Hours of Operation: 6 a.m. - 12 midnight; 5 - 6 days per week <br /> <br />Tentative Number of Employees: 4 - 8 employees; employee parking will be in a <br />designated area adjacent to the building. <br /> <br />Customer vehicles will be parked in designated area so as to be orderly. There <br />will be no storage of parts or non-functional vehicles outside of the building <br />other than those in the normal process of being repaired. (See topographical <br />.~- bluepri nt.) <br /> <br />. <br /> <br />Trash will be contained in a commercial container with lid, located outside the <br />building in a designated area and emptied on a regular schedule as required. <br /> <br />Scrap metal will be stored in a separate bin outside the building and will be <br />hauled to commercial scrap yard as required. <br /> <br />-1- <br /> <br />¡ <br />
