- 3 -

ilding interior, we will apply for all proper permits
d review such plans with designated City officials
ior to initiating any reconstruction or remodeling.

to code compliance in the matters of
of sidewalks and perimeter curbing,
of island dividers in the employee
rking area, National respectfully requests variances to
ese requirements for the following reasons:

o The Twin Lakes Redevelopment Plan has not as yet set
target dates for construction of the proposed Arthur
Street on the East boundary line of the subject
property. Likewise, no time line has been established
for the simultaneous vacating of Prior Avenue on the
property~s West boundary line.

o Similarly, while the prospect of widening County C
Road in the front of the property has not yet evolved
into a formal plan, we are advised that such action
may be possible at some future date.

o We are further advised that existing drainage
easements now extend North of Prior Avenue.

o Inasmuch as the configuration of the property~s
boundaries in the imminent future are not exactly
known, complete paving and the installation of
perimeter curbing and parking lot islands at this time
is, therefore, not operationally practical and
financially responsible.

o Should National pave and curb at this~time, the
proposed construction of Arthur Street to the East
could likely cause National to incur additional
expenses in relocating drainage, re-paving, re-
curbing, and erecting new fencing.

o Comparable expense would be incurred with the
simultaneous vacating of Prior Avenue to the West.
The existing drainage easement would undoubtedly
require relocation in accord with the requirements of
the Rice Creek W~tershed District.

o Any future intent to widen County Road C would have a
material, adverse impact on the design, location, and
volume of the employee parking area.
