County Road C. <br /> <br />Backqround: <br /> <br />1. National School Bus Service, Inc. wants to purchase the site <br />occupied by the former Midwest Great Dane trucking firm at <br />1905 W. County Road C. National School Bus proposes to use <br />the property for the storage and maintenance of school buses <br />and paratransit vehicles like the Roseville Area Circulator. <br /> <br />2. The site is zoned 1-2, General Industrial. The 1-2 district <br />regulations state that the storage and maintenance of school <br />and charter buses is a use by special use permit. <br /> <br />3. National School Bus Service, Inc. is requesting a special use <br />permit and is proposing to bring the site into compliance <br />with the City's design standards in a three phase improvement <br />program. variances would be necessary to exterior building <br />materials and landscaping requirements. <br /> <br />4. The Roseville Planning Commission unanimously recommended <br />approval of National School Bus Service, Inc.'s request for a <br />special use permit and denial of variances at 1905 W. County <br />Road C with the following conditions: <br /> <br />1. That detailed information be provided concerning <br />proposed site lighting in each phase for City staff <br />approval. <br /> <br />2. That the site plan be revised to provide a total of four <br />handicap parking spaces on the site. <br /> <br />3. That additional landscaping be provided in phase 3 to <br />include four additional overstory trees along Arthur <br />Street and addi tional landscaping in the parking lot <br />outside the fenced area on the east side of the site. <br /> <br />4. That Phase 1 approval be implemented immediately, Phase <br />2 be implemented immediately after the Ci ty acquires <br />the Arthur Street right-of-way, and Phase 3 improvements <br />be implemented immediately after Arthur Street is built <br />
