<br />SUMMARY OF THE PHASES <br /> <br />Phase I includes regrading the lot and surfacing with <br />bituminous. Curb and gutter will be install along the south, east <br />and north side of the property. The fence along County Road C will <br />be replaced and moved much further into the lot as shown. A new <br />cecurity fence will be installed along Prior Avenue. No employee <br />parking is allowed on the west side of the fence. On site ponding <br />is created to meet the dead storage requirements of the watershed <br />district. A proposed drainage easement is shown, and the first <br />phase of landscaping will be installed in the areas that will not <br />be affected by lot reconfiguration due to the street and access <br />changes in 1 ater phases. Lighting wi 11 be added to meet codes. <br />Storage of refuse handling equipment will be done inside the shop <br />area of the building. <br /> <br />Phase II shows the fence on the east side of the property <br />moved to allow for the construction of Arthur Street. The ponding <br />area is eliminated since the property would then be served by a <br />city storm sewer. <br /> <br />Phase III shows the reconfiguration of the parking lot <br />due to changes in access. New curb and gutter will be added on the <br />west side when Prior is abandoned. The center islands are added <br />and new security fence is installed as shown. The driveway entrance <br />;s removed from County Road C. The landscaping ;s completed along <br />Arthur Street and in the center islands. A 5' sidewalk is installed <br />in the front of the property with pedestrian curb cuts and it is <br />connected to the front of the building. The driveway accesses on <br />Arthur Street are completed with curb and gutter. <br />
