Again, <br />as you may recall, the Shopping Center District standards <br />provide the opportunity to approve a site plan that <br />includes some variances. To make the record clear, we <br />simply wanted to specifically note this possibility in the <br />report. <br /> <br />A packet of design specifications has been submitted and <br />reviewed, and a copy has been attached for your review. <br />As you will note, it is proposed that this fence be built <br />to Minnesota Department of Transportation standards. This <br />should result in a very strong and durable fence. <br /> <br />3. CONCLUSION AND RECOMMENDATION <br /> <br />We recommend approval of an amendment to the special use <br />permit to incorporate this proposed fence in the site <br />plan. We further recommend variances to the height <br />limitation for this fence and to allow it to be <br />constructed of materials other than those utilized in the <br />principal structure. Finally, in the event that this <br />solution fails to meet the letter of the ordinance that <br />requires loading and service areas to be completely <br />screened from adjacent properties, it is also understood <br />that such a variance is granted. <br />
