Our <br />submission to you includes a permit application for a zoning ordinance <br />variance. <br /> <br />The variance that we are requesting is a 6 foot jog by the drive aisle in and <br />out of the 15 foot boulevard setback. See the site plan for this condition. <br /> <br />Let me give a little background information to illustrate some of the options <br />that we have investigated prior to arriving at this condftion. <br /> <br />The existance of the 50 foot wide NSP powerl ine easement and the 15 foot wide <br />watermain easement which cut right through the middle of the site has limited <br />our options with regard to the location of the building on the site. <br /> <br />Our original submission located the rear of the building up against the <br />watermain easement and parallel to Partridge Road. This s~heme infringed on <br />the 40 foot front yard setback by 8 feet, reduced the boulevard to 2 1/2 feet, <br />and also made the maneuvering -of vehicles exiting the site somewhat difficult. <br /> <br />We then began to investigate the feasibility of relocating the watermain into <br />the NSP easement which would allow us to push the building back far enough to <br />meet the 40 foot front yard setback. This scheme was better, but the <br />boulevard was still undersized and maneuvering was st~~l difficult. <br /> <br />After some discussions with yourself and Phil Carlson of DSU, we began to look <br />at a scheme where the building parallels the easements instead of paralleling <br />Partridge Road.
