Mr. Rick Jopke
City of Roseville
Re: MN 11M Program
March 8, 1991
Page 2

I drew up a scheme with the building paralleling the easements and we met in
your office on Wednesday, March 6 to discuss the revised site plan. This
scheme worked very well and even though one corner of the building infringed
on the front yard setback by 3 feet, we all agreed that it was a good scheme
to pursue.

After the meeting and after.some further discussions with Stan Krzywicki of
Systems Control, we decidea to push the building back into the watermain
easement just enough so that we were within the 40 foot front yard setback.

This is the scheme that we are presenting to you now. It will require working
out an easement with NSP, but the building meets the 40 foot front yard
setback and the boulevard is 15 feet deep except the small portion where the
drive aisle infringes. We discussed this condition in our meeting. but we
felt that we needed two way traffic here and that it would not be a big
problem to slice ~ut a piece of the boulevard. We have provided 3 foot high
berms all along Partridge Road and a mix of deciduous and coniferous trees for
screening.

In the final analysis, I think that we have developed a good scheme with the
help of yourself and· the City staff and we look forward to our presentation to
the planning commission.

Very truly yours.

~E ASS

Jerry

Ibjl

Attachment

, .
