All other signs are small internal directional and <br />informational signs. <br /> <br />screeninq <br /> <br />The building's five overhead doors face Partridge Road and <br />are to be screened by a 3-foot berm and planting on the <br />berm. There are two Black Hills spruce trees indicated on <br />the berm directly in front of the doors, and we would <br />suggest an additional tree or additional evergreen shrubs <br />to provide a bit more more screening from the street. <br /> <br />The revised site plan shows the electrical transfo~mer on <br />an island next to the front of the building. We suggest <br />this transformer be moved south about 10 feet in order to <br />allow landscaping to be placed in front of it for <br />screening purposes. The landscape plan indicates <br />Mockorange as the shrub screening, but we would suggest an. <br />evergreen planting with more screening both immediately <br />and in the winter. <br /> <br />Trash Handlinq <br /> <br />Trash will be handled in an enclosed structure at the rear <br />of the site, similar to what. was proposed on the County <br />Road C site. It will be constructed of the same brick as <br />the building and will have a flat roof, although we have <br />not seen the details of the roof design. The plans <br />indicate gate doors on the enclosure, but an overhead door <br />is preferred. <br /> <br />Enqineerinq Considerations <br /> <br />a) The concrete curb and gutter have to be cut for the <br />new driveways into the proposed site. This must be <br />done as per City of Roseville standards. The closing <br />of the existing opening must also be done as per city <br />standards. <br />b) The proposed new building is located within a city <br />watermain easement. The proposal is to relocate the <br />watermain westerly into an NSP existing easement. <br />Approval from NSP is required to do this. The city <br />will not give up any of its right in the relocation <br />of the watermain. <br />c) The landscaping plans show a tree to be planted in <br />the city right-of-way. To date this is not <br />permitted. The plans also show a tree being planted <br />in the watermain easement. This is also not <br />permitted. <br />d) The plans show a proposed storm sewer being <br />constructed north along an existing 15-foot utility <br />easement. The placement of the pipe would require <br />
