There is <br />existing landscaping on that property that would have <br />to be removed to do this. The maintenance of the new <br />storm sewer line would be the property owners. A <br />study would have to be done to show that if this <br />proposed storm sewer is placed in the I5-foot utility <br />easement, it will not impede any maintenance work on <br />the City's utility. <br />e) The feasibility of constructing the new storm sewer <br />westerly under Minnesota Transfer Railroad should be <br />looked at. An easement from them would be required <br />to do this. <br />f) The drainage plans show an opening in the curb to <br />allow water to run to a proposed catch basin on the <br />north end of the parking lot. Look at the <br />feasibility of running a pipe and installing a catch <br />basin at the curb opening. If the opening is not <br />maintained, water will not run through the opening. <br />g) If the watermain is relocated, a new valve must be <br />placed on either the north or south end of the new <br />pipe. <br /> <br />Buildinq Division <br /> <br />The building will be brick on all sides. <br /> <br />4. CONCLUSION <br /> <br />We recommend approval of the Special Use Permit and <br />variance with conditions: <br /> <br />a) Resolution of engineering concerns about storm sewer <br />and watermain relocation; and <br /> <br />b) Revision of the landscape plan as noted: <br /> <br />An additional overstory tree in <br />Additional screening on the <br />overhead doors. <br />Repositioning of trees in <br />right-of-way. <br />Relocation and screening of <br />transformer. <br /> <br />the front yard. <br />berm for the <br /> <br />easements and <br /> <br />the electrical <br />
