f�� <br />� <br />REQUEST FOR COUNCIL ACTION <br />Date: 5/5/14 <br />Item No.: 7.g <br />Department Approval City Manager Approval <br />�- ��.-�-��-�- <br />Item Description: <br />BACKGROUND <br />Approve a Resolution Regarding the Public Improvements Associated <br />with Applewood Pointe of Langton Lake- Phase 2 <br />APPLEWOOD PO1NT OF LANGTON LAKE and APPLEWOOD POINTE OF LANGTON <br />LAKE SECOND ADDITION plats were created by United Properties to redevelop land located <br />at 2990, 2996 and 3010 Cleveland Avenue North. The approvals were to construct an 89 unit <br />senior cooperative building and a 93 unit assisted living facility. The development was first <br />approved in 2007 as a Planned Unit Development; construction of the first phase of the <br />residential began in 2010 and was completed in 201 L The public improvement contract for the <br />second phase was approved in January, 2013, and improvements were completed in October, <br />2013. <br />The City warked with their Engineer during construction to ensure the improvements were <br />installed according to approved plans and City specifications. <br />POLICY OBJECTIVE <br />The City Policy requires the following steps be completed to finalize the construction project: <br />Certification from the civil engineer in charge of the project verifying that all wark has been <br />completed in accordance with the approved plans and specifications. <br />A resolution by the City Council accepting the project and beginning the two-year warranty <br />period. <br />FINANCIAL IMPACTS <br />Since this was a developer initiated proj ect, the City did not participate in the cost to construct these <br />public improvements. <br />STAFF RECOMMENDATION <br />All necessary items have been completed in accordance with project plans and specifications for <br />the public improvements constructed for APPLEWOOD POINT OF LANGTON LAKE- Phase <br />2. Since all items have been completed as outlined in the policy regarding final project <br />acceptance, staff recommends the City Council approve a resolution accepting the public <br />improvements. <br />REQUESTED COUNCIL ACTION <br />Approve a Resolution Accepting the Public Improvements constructed for APPLEWOOD <br />POINT OF LANGTON LAKE- Phase 2 <br />Prepared by: Kristine Giga, Civil Engineer <br />Attachments: A: Resolution <br />Page 1 of 1 <br />
