Inc. request for a <br />special use permit to allow additional <br />directional signage the Crossroads Shopping <br />Center at 1655 County Road B-2. <br /> <br />Backqround: <br /> <br />1. The City has previously approved a special use permit for <br />site plan approval at the Crossroads Shopping Center at 1655 <br />W. CÐunty Road B-2. <br /> <br />2. The center has been experiencing internal traffic flow <br />difficulties. Welsh Co. is applying for an amended special <br />use permit to allow additional directional signage on the <br />site. <br /> <br />3 . The special use permi t is necessary because the proposed <br />directional signage was not shown on the approved site plan. <br /> <br />4. City ordinances allow directional signage as long as they do <br />not exceed 18 inches by 36 inches in size. The applicant is <br />proposing to combine signs in some cases such that the total <br />area exceed the 18 x 36 inch size requirements. City <br />ordinances allow the City to approve variances through the <br />special use permit for site plan approval process. <br /> <br />5. The Planning Commission unanimously recommended approval of <br />Robert Pounds/Welsh Co. request for a special use permit to <br />allow additional directional signage at the Crossroad <br />Shopping Center, 1655 W. County Road B-2 with the following <br />conditions: <br /> <br />1. That an additional warning sign be added adjacent to the <br />southeast corner of the Kohl's store. <br /> <br />2. That additional fire lane signs be added at the rear of <br />the building as required by the Fire Marshal. <br /> <br />Alternatives: <br /> <br />1. Deny the special use permit request based on findings that <br />the proposal would adversely affect public health, safety and <br />welfare. <br />
