MEMORANDUM

DATE:

10 June 1992

TO:

Roseville Planning commission

FROM:

Phil Carlson

RE:

Addendum to June Planning Report

Following discussions with Chairman DeBenedet we have prepared
some additional information for two of the cases in this month's
Planning Report.

2312

Altra Auto Rental:

There was a question about how much parking was needed in total
for the office building at 2353 Rice street and whether the spaces
reserved for Altra would infringe on this parking. Currently there
are 85 spaces on site for 18,000 net square feet of space in the
building, for a parking ratio of 4.7/1,000. This is slightly less
than the Code standard of 5/1,000 for offices. Altra has shown 10
spaces reserved for their rental cars. This would reduce the
parking to 75 spaces, or a ratio of 4.2/1,000. without a more
detailed breakdown of the tenants and employment in the building,
we cannot determine for certain if there will be a parking
problem, but based on these numbers and the complaints already
noted, it appears that Altra will need to keep its parking demand
to an absolute minimum, or the" permit cannot be granted.

2393

Schlosser:

In our planning report we noted that a number of lots in the
vicinity of the proposed plat do not meet the current minimum
standards in the Code. I have attached a copy of the section map
showing the area and several highlighted lots that do not meet the
R-l standards for one reason or another.
