Norwest Bank applied for a variance to erect a pylon sign <br />which would not meet the front setback requirements of the <br />ordinance. <br /> <br />2. The Planning Commission continued consideration of this <br />request and suggested that the applicant look at other <br />alternatives to this sign including utilizing additional wall <br />signage on the building in place of' the pylon sign. <br /> <br />3. The applicant has subsequently amended its proposal to <br />substitute additional wall signage for the pylon sign. <br /> <br />4. City ordinances limit wall signage in the B-2 zoning district <br />to no more than 100 sq. ft. or 4% of the front building <br />elevation whichever is greater. The revised proposal would <br />result in a total of 300 sq. ft. of wall signage, or 200 sq. <br />ft. over the 100 sq. ft. maximum allowed. <br /> <br />5. The Planning commission unanimously recommended approval of <br />Robert SeegerjNorwest Bank request for sign area variance at <br />1717 Lexington Avenue with the following conditions: <br /> <br />a. That the proposal not include signage which exceeds 100 <br />sq. ft. on the north and south face of the building. <br /> <br />b. That no additional signage, whether in the form of a <br />pylon sign or additional wall signage be allowed for the <br />building other than small directional signs unless <br />revisions to the code are made in the future that would <br />make such a request reasonable. <br /> <br />Alternatives: <br /> <br />1. Deny the variance based on the finding that no hardship or <br />practical difficulty exists. <br /> <br />2. Grant the variance based on the finding that hardship and <br />
