BACKGROUND <br /> <br />At the March meeting, the Planning Commission reviewed a sketch <br />concept of the amended plan for the Calibre Ridge townhouse <br />project. As you will recall, the original project had receiv~d <br />Final PUD approval from the city, but the developers decided to <br />modify the project to remove one building, reducing the density and <br />creating more open play area. The change is the result of <br />discussions with the Minnesota Housing Finance Agency (MHFA) which <br />is are participating in the financing. They will give the project a <br />better financing package if there are more three-bedroom units and <br />more play space for children. <br /> <br />The proposal eliminates one eight-unit building and converts that <br />space to play area. The remainder of the si te plan is almost <br />identical to the approved plan, except one other building is <br />reduced by one unit, being modified to make all the units three <br />bedrooms. The resulting plan has 49 units, compared to the approved <br />58 units. <br /> <br />Where the previous plan had two small play areas (one in the north <br />central area and one in the southwest corner next to Hwy 36), the <br />amended plan removes the southwest play area and replaces it, <br />doubled in size, in the northwest part of the site where the 8-unit <br />building has been taken out. Where the previous plan had a <br />basketball court tucked in the corner of a parking area in the <br />southeast part of the site, the amended plan incorporates the court <br />into the expanded play area in the northwest part of the site. <br /> <br />The attached drawings are based on the previous plans with <br />'balloon' areas highlighting the changes. <br />
