<br />Calibre Ridge partnership, Case No. 2355 <br /> <br />Page 11 <br /> <br />landscape plan change from a few trees at even intervals to a <br />generous and varied plan that accommodates screening of neighbors, <br />protection of views, and beautification of the highway corridor, as <br />well as the internal spaces. We have seen the architecture progress <br />from a single large building, to a set of identical buildings, to <br />an interesting design capable of responding to various site <br />conditions and edges, incorporating details that will make the <br />entire project more attractive and livable. We have seen the <br />development team grow from essentially a single-person operation to <br />a consortium of organizations and people who are respected, <br />experienced, and capable. Perhaps most importantly, we have <br />insisted along the way that the project provide more open space and <br />more accommodation of children and families. <br /> <br />The result, we believe, is a project that meets the test of <br />improving the neighborhood compared to the previously approved <br />project, and of improving the character and livability of the <br />townhomes themselves for the future families who will call it home. <br /> <br />Therefore, we recommend approval of the General Concept stage PUD <br />for Calibre Ridge Townhomes, subject to the following conditions: <br /> <br />1) That the applicant satisfy requirements <br />Engineer regarding the sanitary sewer line <br />through the property, including the proper <br />dedication of easements as required. <br /> <br />of the City <br />and easements <br />vacation and <br /> <br />2) That the City Planner approve the site plan and landscape <br />plan if they are modified as a result of the above <br />engineering considerations. <br /> <br />3) That the plans be revised to show no trail connection to <br />the west connecting with Marion street. <br /> <br />4) That the City Planner approve the detailed design of the <br />play areas. <br /> <br />5) As required by the PUD ordinance, that the construction <br />and provision of parking spaces, landscaping, trail system, <br />and play areas proceed at the same rate as the construction <br />of the townhouse units themselves, if the project is to be <br />constructed in phases. <br />
