From:

Rick Jopke f);
Douglas strong
Planning File #2355

To:

Re:

Date: september 25, 1991

This file deals with a PUD at 2231 Rice Street. The engineering staff
has reviewed this proposal and has the following recommendations:

1. The proposed new watermain is only 6.5 feet from the existing
sanitary sewer main. ,The requirement is 10 feet.

2. Sidewalk is required on both Minnesota Avenue and Rice Street.

3. The proposed sign off of Minnesota Avenue is to close to the
right-of-way.

4. Proposed new trees are shown within the utility easements. No
trees can be planted within any easements.

5. There are existing easements that will have to be vacated and
new easements dedicated due to the proposed relocation of part
of the existing sanitary sewer.

6. One of the proposed new buildings is shown extending into the
proposed new sanitary sewer easement. No buildings can be built
within any easements.

7. The depth of the newly relocated sanitary sewer is unknown. This
information is needed to determine the width of the new easement.

8. The plans do not show both existing and proposed grades. This is
needed to determine if there will be any drainage problems.

9. A State of Minnesota permit is required for storm drainage.

10. A curb cut is needed at the Minnesota Avenue driveway opening.
This must be done as per City of Roseville's standards.

1J.. The plans show part of one of the driveway radius being
constructed on private property. An easement must be granted by
that owner to build it as shown.

12. A fire hydrant is proposed'at the end of the most northerly
parking area. There will have to be NO PARKING SIGNS PLACED
in front of the hydrant if built as shown.

.
