BACKGROUND <br /> <br />Everest Development has been working with the City for <br />some time to develop projects on the properties across <br />County Road C from their corporate headquarters, Roseda1e <br />Corporate Plaza. The two sites in question are on either <br />side of Long Lake Road south of County Road C, known as <br />the Ruan site and the Thara1dson site. <br /> <br />We have been reviewing plans prepared by Everest for <br />several months and the City Council has recently entered <br />into a development agreement with them to construct two <br />one-story office service buildings, one on each site, to <br />be called Buildings F and G of Roseda1e Corporate Plaza. <br />The idea is that the projects will be an extension of the <br />same image and quality as their original buildings. <br /> <br />The plans have been reviewed by City Staff at various <br />levels for various reasons, and Everest's intent was to <br />bring in projects that met all City requirements so that <br />building permits could be issued. only recently did the <br />projects come before the Development Review Committee for <br />official detailed review, at which time it was determined <br />that the office service use in the B-4 district needs a <br />Special Use Permit. Except for this question of the <br />office service use, the projects meet all other design <br />standards, building code standards, and engineering <br />standards. <br /> <br />2.
