DEVELOPMENT ANALYSIS <br /> <br />PlanninÇJ Considerations <br /> <br />The proposed use is consistent with the Land Use Plan and <br />with the purpose of the B-4 District. The appearance and <br />functioning of the site and buildings will be compatible <br />with the area, and will redevelop in an attractive viable <br />manner two sites which have stood vacant for a long time. <br /> <br />LandscaDina <br /> <br />The landscaping for both buildings screens the parking <br />areas and the loading areas adequately and meets the <br />minimums established in the design standards. The NSP <br />easement running across the front corner of Building F <br />will not permit planting large overstory trees, but will <br />allow smaller ornamental trees. There are three different <br />species of crabs proposed, which will be adequate and <br />attractive. The frontage on other parts of the site will <br />contain ash, maple, linden, and locust overstory trees. <br /> <br />Liahtina <br /> <br />We have reviewed lighting plans for the buildings and they <br />appear adequate. Fixtures at the periphery of the parking <br />lots on both buildings are 400 watt metal halide dropped <br />dish diffuser (non-glare downcast) on a 25' pole. <br />Wall-mounted lights on the buildings facing the streets <br />are 175 watt metal halide shoe box type fixtures.
