The proposed <br />buildings are on two sites south of County Road C at Long Lake Road (commonly known as the <br />Tharaldson site and the Ruan site). <br /> <br />Our comments on the plans relative to Roseville City Code and policy requirements follow. <br />Where appropriate, references to the Zoning Code are included. These comments and others are <br />noted on the marked-up prints which were transmitted by City staff last week to Rick Baker of <br />your company. <br /> <br />Comments on Both Buildings F & G: <br /> <br />1. The buildings will require a Special Use Permit for the proposed Office-Service use in the <br />B-4 District (Sect. 8.410). The Special Use Permit application will be heard before the Planning <br />Commission and City Council. <br /> <br />2. The side yard setback for parking in the B-4 District is 10', not 5' as shown on both site <br />plans (Sect. 8.420.1). On corner lots, the front is defined as the shortest lot dimension fronting <br />a public street, and the rear lot line is opposite the front. All other lot lines are sides (Sect. <br />5.450, 5.460, 5.470). Under this interpretation for Building F, the north is the front, south is <br />the rear, and west is a side lot line, which needs to be increased from 5' to 10' . For Building <br />G, west is front, east is rear, and south (adjacent to the railroad) is side, which needs to be <br />increased from 5' to 10'. You may argue for a different interpretation of the rear vs. side yard <br />designations for these buildings. <br /> <br />3. The radius for driveway connections to the public streets should be 15' maximum. <br /> <br />4. The maximum width of driveways at the property line should be 36'. <br /> <br />5. Permits from MnDOT are needed for grading or ponding in County Road C right-of-way. <br />
