<br />Rosedale Corporate Plaza - Buildings F & G <br />PROJECT DESCRIPI10N <br />Page 1 of3 <br /> <br />PROJECT LOCATION: <br /> <br />Buildings F and G, Rosedale Corporate Plaza, are proposed <br />for development on two separate sites located at the <br />southwest and southeast corners of the intersection of <br />County Road C and Long Lake Road, west of Interstate 35W. <br />Building F is proposed for the southwest corner of this <br />intersection, on a si te of approximately 2 . 41 acres, or <br />104,568 square feet. Building G is proposed for the <br />southeast corner of the intersection, on a site of <br />approximately 4.89 acres, or 212,963 square feet. <br /> <br />PRIOR INDUSTRIAL USES: <br /> <br />The Building F site, also known as the Tharaldson site, has <br />been vacant for several years but was last utilized as a <br />truck storage yard. Improvements on the property consisted <br />of a small metal storage building, a gravel parking lot and <br />a chainlink fence around the property perimeter. The <br />Tharaldson (Building F) site is bordered by the Amoco oil <br />Company property to the west and south, the Burlington <br />Northern tracks to the immediate south, the Ruan <br />Transportation property across Long Lake Road to the east, <br />and the Rosedale Corporate Plaza office complex across <br />County Road C to the north. <br /> <br />The Building G site, also known as the Ruan site, has been <br />essentially vacant for several years since Ruan <br />Transportation closed down its truck repair shop on the <br />property. Since that time the property has been utilized <br />periodically by various short-term automotive-related <br />tenants. The existing improvements on the Building G site <br />include a concrete block truck repair garage built circa <br />1950, and a gravel surfaced parking lot. The Building G <br />site is bordered by Interstate 35W to the east, the <br />Burlington Northern railroad tracks and the Johnson <br />Wholesale Florists property to the south, the Tharaldson <br />site across Long Lake Road to the west, and the County Road <br />C/I-35W interchange to the north. <br />
