<br />Project Description <br />Page 2 of 3 <br /> <br />PROPOSED NEW BUILDINGS: <br /> <br />Proposed new Buildings F and G are single-story office- <br />service buildings 23,624 square feet and 46,080 square feet <br />in size, respectively. Both buildings are designed for <br />multi-tenant occupancy to accommodate a variety of office <br />and/or office-service users. The architectural design <br />features a predominantly brick exterior with extensive bands <br />of windows , individual glazed storefront-type tenant <br />entries, and service/delivery access available at the rear <br />of the buildings. <br /> <br />PARKING: <br /> <br />Eighty-six (86) automobile parking spaces are provided on <br />the Building F site (4.04/1000 square feet). One hundred <br />seventy-two (172) automobile parking spaces are provided at <br />the Building G site (4.13/1000 square feet). Both sites <br />have ample ~ddi tional paved surface to provided increased <br />parking up to a full 5/1000 all-office parking ratio. <br /> <br />ZONING: <br /> <br />No change in zoning is requested as <br />application. The existing zoning is B-4, <br />Service District. Office-Service use is <br />Special Use Permit in the B-4 District. <br /> <br />part of this <br />Retail Office <br />permitted by <br /> <br />DEVELOPER DESCRIPTION: <br /> <br />Applicant Everest Development, Ltd. is a full-service <br />commercial real estate development firm with offices located <br />at 2685 Long Lake Road, Roseville, Minnesota in the Rosedale <br />Corporate Plaza office complex, a previous project completed <br />by the applicant in 1987. Everest Development, Ltd. and its <br />affiliates, Everest Construction Company, Everest Property <br />Management Company, and Nielsen and Associates Realty, Inc., <br />have a significant track record of successful office and <br />industrial real estate projects in the Twin cities north <br />suburban" area. Everest has completed and/ or is currently <br />involved in commercial dev.lopment projects in the <br />communities of Mounds View ,Shoreview , Arden Hills, New <br />Brighton, and Woodbury. The affiliated Everest entities <br />will be providing development, construction, leasing, and <br />property management services on the subject project. <br />
