Case Number:
July 7, 1976

991( .)

Page Two

6. The situation is somewhat complicated by the fact that in an area of
land to the southwest of the property in question, the Lametti
Brothers built a building in 1970 which was occupied.by a division
of Lametti Brothers Company which included truck rentals. In 1973, the
Lametti Brothers liquidated this operation and leased the building to
Twin City Truck Rental who currently operate a truck rental business
on the site (specializing in smaller vehicles other than semi-trucks).
Further research is being done to confirm on what basis the Lametti
, property was developed allowing the truck rental operation back in
1970.

. 7. Contiguous to the property in question on the east side is a truck
driving school operated by the School District which includes the
parking of the vehicles on the site.

8. We suggest that the basic intent to reserve this industrial area of the
City for higher type development is a reasonable objective. As you
know, most of the rest of the area in the City zoned and developed
for industrial purposes is zoned 1-2. The rezoning of the land from
I-I to 1-2 constitutes a major decision and policy change for this part
of the City. It may well be true, however~ that the use of the land
for a limited period for truck rental purposes may well not be that
deleterious to contiguous property. It is~ however~ a low resouce use
in the sense that there is a very small strucure involved of minimal
value with a vast area devoted to open parking of minimal value to
the City as a whole.
