Mr. Jim Trapp (MAT Properties) has purchased the westerly half of <br />the Ashbach property south of County Road C across the railroad tracks <br />where Mr. Ashbach formerly operated his construction yard. Mr. Trapp <br />has· leased the property to a company currently operating a truck <br />rental facility on the land. <br /> <br />2. The land is zoned I-I. Truck rentals has not been listed specifically <br />as a permitted or special use in either the I-lor 1-2 Districts. <br />Mr. Trapp was advised of this condition and upon recommendation from <br />the City, requested the Council to amend the 'zoning ordinance to <br />provide for "truck rentals" as a special use in the 1··1 and 1-2 Districts. <br />The Council saw fit to provide for "truck rentals" a~; a special use <br />in only the 1-2 District and that change to the Ordinance \'las put <br />into affect two weeks ago. <br /> <br />3. Subsequently Mr. Trapp has applied for a rezoning from I-I to 1-2 <br />and approval of the special use permit for the truck rental operation <br />that currently exists. In the meantime, he has agreed to cease the <br />truck rental operation as of July 6th as per the attached letter to <br />Mr. Trapp from the City's legal counsel. <br /> <br />4. Mr. Trapp has submitted a site plan of the property indicating the <br />intent to construct a 36 foot by a 48 foot steel building on the site. <br />The site plan also indicates the species and number of additional <br />landscaping materials to be planted on the site. Parking accommodations <br />for 95 semi-trucks and trailers are also provided. The site is <br />surrounded by an existing chain link fence with a new driveway con- <br />structed to County Road C across the Burl i ngton Northern rai h:ay tracks. <br /> <br />5. You will note from the sketch at the left that all of the industrial <br />1 and eas t and north of Hi gh¡'/ays 35t·J and 36 to Fai rvi e\·/ and County Road <br />C is zoned I-I. It has been the basic intent to not develop this <br />area vlÎth heavy industry or truck terminal related facilities. <br />
