Mr. Nelson owns two lots on Hamline Avenue, one of which is <br />occupied by his single family home. The property is zoned R- <br />4 but is designated as LR on the City's comprehensive plan. <br />Mr. Nelson has no intention of developing the land in <br />accordance with the R-4 zoning and is requesting a rezoning <br />to save on assessments for the street improvement work <br />completed on Hamline Avenue. <br /> <br />2. The Roseville Planning commission unanimously recommended <br />approval of David Nelson's request for rezoning from R-4 to <br />R-2 at 1716 Hamline Avenue. <br /> <br />Alternatives: <br /> <br />1. Deny the request based on the finding that the proposal would <br />be inconsistent with the City's zoning ordinance. <br /> <br />2. Approve the request based on the finding that the proposal <br />would be consistent with the City's comprehensive plan. <br /> <br />Policy Obiectives: <br /> <br />1. To insure that development occurs consistent with the City's <br />comprehensive plan. <br /> <br />staff Recommendation: <br /> <br />1. It is recommended that the City Council approve David <br />Nelson's request for rezoning from R-4 to R-2 at 1716 Hamline <br />Avenue North. <br /> <br />council Action Reauested: <br /> <br />1. Motion to approve an ordinance rezoning the property at 1716 <br />Hamline Avenue North from R-4 to R-2. <br />
