<br />Theodore Brausen, Case No. 2392 <br /> <br />paqe 3 <br /> <br />eliminates this encroachment by providing three parallel parking <br />spaces next to the building. <br /> <br />According to the formulas in the Code, the project needs 24 <br />parking spaces, with 22 being proposed on site. Although not <br />mentioned in the Code, we believe it is reasonable to assume that <br />for a convenience store and deli in a gas station, such as this <br />project, some of the customers will buy gas and park at the gas <br />pumps. We have assumed, therefore, that at least two of the needed <br />parking spaces can provided at the pumps. <br /> <br />LandscaDinq <br /> <br />The only significant green spaces on site are the existing <br />boulevard areas. This application triggers the dedication of an <br />additional 10' of right-of-way on both Dale street and County Road <br />B, eliminating these from the landscape formula for the site. <br />Approximately this same amount of area has been added within the <br />site in the new boulevard area on Dale street, the narrow planted <br />areas on the east lot line, and the internal landscaped islands. <br /> <br />Liqhtinq <br /> <br />site lighting is indicated on the plans under the gas pump canopy, <br />on the buildings, and on the Dale street boulevard. The lighting <br />plan appears to be adequate, but we have not seen isolux diagrams <br />to indicate actual lighting levels. <br /> <br />Siqninq <br /> <br />The existing pylon sign will be moved, but only about 15', from <br />its present location on the corner, to bring it within the new <br />property lines created as a result of the street right-of-way <br />dedication. There will be new signage on each of the buildings, on <br />stucco signage bands, that will fit within the allowable <br />100-square-foot limit for buildings in the B-3 District. <br /> <br />screeninq <br /> <br />There is no screening currently to the adj acent apartment uses. <br />The proposal includes an ivy-covered fence and other plantings on <br />the eastern edge to screen the new car wash entrance and exit, and <br />the new service bay doors. <br /> <br />Trash Handlinq <br /> <br />Trash will be handled completely wi thin the new addition to the <br />north building. <br />
