<br />Theodore Brausen, Case No. 2392 <br /> <br />paqe .. <br /> <br />Enqineerinq Considerations <br /> <br />sidewalks have been shown along both Dale and County Road B as <br />required, but handicap ramps need to be built at the intersection. <br /> <br />A portion of the paving for the gas pumps adjacent to Dale street <br />is 6' within the new right-of-way. The County has agreed to allow <br />this to remain until such time (if ever) that the right-of-way is <br />needed for a street widening proj ect. There is currently 15' <br />from the pumps to the edge of the paving, which is a minimum <br />dimension for this arrangement. If the County demanded its 6' <br />back, this would leave only 9' pump-to-curb, which is too narrow <br />for cars to maneuver at the gas pumps. If this should occur in <br />the future, the applicant would have to agree to abandon access to <br />the west side of that pump island. The rest of the site could <br />still function adequately. <br /> <br />Zoninq Ordinance References <br /> <br />Under the Zoning Code, a service station is a Special Use in the <br />B-3 District. Under typical zoning it would need to conform to <br />the B-3 standards, the design standards, and the special standards <br />for automobile service stations (Section 8.360).
