As can be seen from <br />the drawing, the shape of the parcel makes standard lots difficult <br />to achieve. There are other existing lots in the neighborhood <br />that are less than the minimum standards. For example, there are <br />interior lots to the north of this property that are only 10,800 <br />square feet in size, and lots to the northwest that are only 75' <br />wide. The neighboring lot to the west is triangular in shape, and <br />technically would not meet the minimum lot depth. <br /> <br />3. CONCLUSION & RECOMMENDATION <br /> <br />We have met with this applicant and his surveyor and have reviewed <br />various approaches to the subdivision of the land. Given the <br />shape of the parcel, its context surrounded by three streets, and <br />the location of the existing structure, it would be impossible to <br />plat uniform lots that meet the Code standards without wasting <br />land unreasonably. This constitutes a hardship beyond the <br />applicant's control. Also, given the size and configuration of <br />many of the existing lots in the neighborhood, the proposed plat <br />is reasonable. <br /> <br />We recommend approval of the preliminary plat with the variances <br />to the m1n1mum lot standards for Lot 2 and Lot 3, wi th the <br />condition that the driveways for these two lots be built off the <br />side streets (Irene and Western), instead of off McCarrons Blvd. <br />We also recommend approval of a variance for the existing home <br />to occupy proposed Lots 3 and 4, straddling their common lot line, <br />with the condition that they be combined into one tax parcel. <br />
