PLANNING RBPORT

DATE:

10 June 1992

CASE NUMBER:

2393

APPLICANT:

Matt Schlosser

LOCATION:

391 N. McCarrons Blvd.

ACTION REQUESTED:

Preliminary Plat
Variances

1 . BACKGROUND

Mr. Schlosser owns a single family home on an odd-shaped parcel
with three frontages: Irene street, N. McCarrons Blvd., and
Western Avenue. He wants to plat the property into standard-sized
lots, eventually removing the existing older home. There is more
than enough land for five lots, but the only reasonable way to
subdivide the property into fi ve lots would leave the existing
home straddling one of the new lot lines. Rather than plat four
lots and then come back later for a lot split when the house is
removed, Mr. Schlosser is requesting a five-lot plat with
variances for two of the lots due to their awkward configuration,
and a variance for the existing house. He would combine the two
lots that are under the house for tax purposes until it is to be
removed.

2. DEVELOPMENT ANALYSIS

Comprehensive Plan & Zonina Code References

The property is guided LR - Low Density Residential, and zoned
R-L

Development Summary

The proposed plat is illustrated on the attached drawings and
compares to the R-l Code standards as follows:
