Hamline Avenue
Suite 131
Roseville, MN 55113

Dear Mr. Willmus:

As part of the discussions on your request for a Special Use Permit at 2480 Cleveland Avenue, we noted the
County's need for an additional 9.5' of right-of-way for County Road B-2. You asked what the effect of this
dedication might be on your property.

The attached drawing illustrates your property and the existing and proposed right-of-way line. The
information we have at this time shows that the existing right-of-way line is 15' from the parking lot curb on
your property. You may have a more accurate surveyor irons in the ground that would allow you to
measure this more precisely. The new right-of-way would then be about 5.5' from the parking lot curb.
Any landscaping that is more than 5.5' from the parking lot curb, toward the right-of-way, could be
removed by the County if needed for road or utility work. The existing pylon sign for the property would
not be affected by this new right-of-way, nor would the building itself, which would be about 71' from the
new right-of-way.

Please call if we can be of further assistance.

Sincerely,

DAHLGREN, SHARDLOW, AND UBAN, INC.

Philip Carlson, AICP
for the Roseville Community Development Department

~c: Craig Waldron
