The applicant has stated that, since there will be <br />no rental of vehicles to the public from this site, there will not <br />be any unusual signage or displays. The signage for this use will <br />be within the existing signage already approved for this building <br />as part of the remodelling two years ago. The vehicles will merely <br />be stored for a period of days before being transferred to other <br />si tes, and the reserved parking spaces are in the back of the <br />site. The office will occupy about ~% of the building, and the <br />stored cars will occupy about 38% of the available parking spaces. <br /> <br />Apart from the specific Code provisions regarding vehicle rental <br />and leasing is the question of overall Code compliance when a <br />special Use Permit is applied for. section 12.035 of the Code <br />lists the criteria to be considered in evaluating a Special Use <br />Permit: <br /> <br />"1. Impact of traffic." <br /> <br />The site used to be a restaurant which generated much more <br />peak hour traffic than this use will, even in combination <br />with other potential future uses in a fUlly-occupied <br />building. Restaurant uses, depending on the type, generate <br />two to five times as much traffic in the peak rush hour as <br />an office use. <br /> <br />"2. Impact on parks, streets, and other public facilities." <br /> <br />There will be no significant impact on these facilities. <br />
