<br />willmus, Case No. 2413 <br /> <br />Page 2 <br /> <br />The property currently complies with most, but not all, of the <br />standards in the Code: <br /> <br />- The existing building is· brick and concrete block, with <br />colored awnings over the windows on the south and west <br />sides. <br /> <br />- The entire site is paved, curbed, and lighted. <br /> <br />- There are four large overstory trees on the County Road <br />B-2 boulevard, along with some lower shrubs there, but there <br />is no internal parking lot landscaping. There were several <br />overstory trees on the Cleveland Avenue boulevard, but these <br />were removed a few years ago when the city took additional <br />right-of-way and upgraded Cleveland Avenue in conjunction <br />with the B-2 bridge project. <br /> <br />- Rooftop equipment is screened. <br /> <br />- The trash dumpsters are outside in back of the building. <br /> <br />- The existing pylon sign at the southwestern corner of the <br />site is set back only about 5' from the property line, but <br />this is because it was moved - again as a result of the <br />City's Cleveland Avenue project - from its original location <br />about 30' to the west. <br /> <br />The newly adopted standards for rental or leasing of motor <br />vehicles in the B-3 District are contained in section 8.365 of the <br />Code, a copy of which is attached. Among the provisions are <br />requirements that the number of parking spaces for rental cars be <br />above and beyond what is required for other uses in the building, <br />and that such parking· not interfere with circulation on site. <br /> <br />since the Willmus building was originally a restaurant, it has <br />more than enough parking for almost any intended office or <br />commercial use. The applicant has noted in the narrative that <br />there are 133 parking spaces on the site, compared to 46 spaces <br />that would be needed by Code if the entire building were used for <br />office space, including the proposed Enterprise office space. The <br />applicant proposes setting aside 50 spaces for the leasing <br />company's cars, as illustrated on the attached plan. The total <br />parking on site would break down as follows: <br />
