Proposed manholes number 13 and 16 must be moved to the south so <br />the proposed new connections to the existing manholes in County Road <br />C enter as close to 90 degrees as possible. <br /> <br />h. No landscaping plans were available to review. <br /> <br />1. Rain water will stand in a low area on the west side of the site. This <br />water must be picked up with a catch basin or grade the property so the <br />water does not stand in one location. <br /> <br />3. SUMMARY AND CONCLUSION: <br /> <br />As indicated earlier, the Planning Commission and the City Council have <br />been considering an amendment to the Roseville Comprehensive Land Use <br />Guide Plan from ·low density residential to medium density residential for <br />the property, generally south of County Road C and west of Dale Street. <br />Both bodies have also been considering Parkridge Development's <br />application for rezoning from R-l to Planned Unit Development for a <br />portion of this property. These issues have been the subject of several <br />public meetings and much discussion. In the final analysis, the City Council <br />has concluded that it would not be appropriate to amend the City's <br />Comprehensive Guide Plan to provide for medium density residential <br />development in this area. Therefore, Parkridge Development's request for a <br />rezoning from R-l to Planned Unit Development for a 23-unit townhome <br />development project with a density of 6.26 units per acre is inconsistent <br />with the Roseville Comprehensive Land Use Guide Plan. <br /> <br />(See attached for additional recommendations). <br /> <br />.. 5'.. <br />
