<br />average daily traffic of 8800 and Dale Street south of County Road C has a <br />average daily traffic of 5950. Both Dale Street and County Road C have the <br />capacity to handle the added traffic that would be generated by this proposed <br />project. <br /> <br />On May 11, 1994, the Planning Commission continued consideration of this <br />application until June 8, 1994, stating that the Planned Unit Development <br />project information is not adequate to be heard at this time.. <br /> <br />En2ineerin2 Considerations: <br /> <br />The Engineering Staff has reviewed the submittal and has made the following <br />recommendations: <br /> <br />a. Need a concrete sidewalk along County Road C. <br /> <br />b. Both the new proposed Storm Sewer and Watermain that exit the <br />property to the south cross city park property. There is an existing <br />storm sewer and watermain located in County Road C which should be <br />sued and not cross city property. <br /> <br />c. The proposed 12" PVC storm sewer line between manholes 1 and 12 <br />as shown on sheet 2 of the plans is at 11.71 % grade. The water in that <br />section of pipe will be running at 18 feet per second. The invert of the <br />pipe will not last long at that grade. The water should not run greater <br />than 10 feet per second. Additional manholes would be needed to slow <br />the water down. <br /> <br />d. The plan does not show the location of the existing trees and the <br />number that would have to be cut down if the park property is used. <br /> <br />e. AIl existing wells on the property must be removed as per State of <br />Minnesota standards. All existing sanitary sewer and water services <br />that are not going to be used must be removed as per City of Receival <br />standards. <br /> <br />f. Any deferred assessments due to the re-zoning must be paid as per city <br />policy. <br /> <br />- 4 - <br />
