<br />Honorable Vern Johnson <br />Mayor, City of Roseville <br />2660 Civic Center Drive <br />Roseville, MN 55113 <br /> <br /> <br />~ <br /> <br />May 4, 1994 <br /> <br />Dear Mr. Johnson, <br /> <br />We are writing in opposition to the proposed rezoning of Mr. AI Kehr's property <br />at 674, 656 and 646 West County Road C from single family residential to planned <br />unit development. As you are aware, the Roseville Planning Commission at its <br />meeting on April 13 voted not to change the Comprehensive Land Use Guide Plan <br />designation for this property and the surrounding properties from low density <br />residential to medium density residential. The Planning Commission made its decision <br />after hearing unanimous opposition to the proposed land use change from the <br />property owners in the affected area. Members of the Planning Commission based <br />their decision partly on concerns that this land use change would make "islands" out <br />of single family dwellings adjacent to the proposed development and that the values of <br />these properties would be adversely affected. We are asking that the City Council <br />adopt the recommendation of the Roseville Planning Commission to retain the low <br />density residential land use designation and zoning for these properties. <br /> <br />We are concerned that the proposed development will adversely affect the <br />character of what is now a quiet, single-family residential neighborhood. We are <br />concerned about increases in traffic through the area, particularly if Avon Street is <br />opened to Dale Street as part of the ongoing redevelopment of the area. We have <br />recently completed a substantial remodeling of our home. Our decision to invest in <br />our present home rather than to buy elsewhere was based in large part on our <br />appreciation for the quiet character of the neighborhood.
