DEVELOPMENT REVIEW <br /> <br />This application for a rezoning to a Planned Unit Development for a <br />residential townhome development project differs from the 1992 application <br />in that it now includes three lots totaling 3.67 acres in size and is proposing to <br />reduce the number of units from 29 to 23 units. This plan proposes a unit <br />density of 6.26 units per acre compared with the previous proposal of <br />approximately 10 units per acre. (3.67 acres) <br />33,310 sq. ft. <br />29% <br />24% <br />470/0 <br /> <br />This density is inconsistent with the LR designation in the <br />Comprehensive Plan for this area. <br /> <br />By way of review the property under consideration is located on the south <br />side of County Road C. It is immediately adjacent to a single family <br />residence to the west and a single family residence to the east. Included with <br />this report is a letter from Mr. Borgstrom the eastern neighbor indicating his <br />willingness to negotiate a sale of his property so it could ultimately be <br />included in Mr. Kehr's townhome development proposal. To the south of this <br />property is the City Park land. The 23 townhome units proposed would be <br />single story units in building clusters of two or three units. Each unit would be <br />2004 sq. ft. in size. Two access points from County Road C are proposed to <br />serve the development. Internal streets would be a private system with street <br />widths of 28 ft.. If the streets were to be dedicated as public streets even <br />with a 50 ft. right-of-way building setbacks would be approximately 15 ft. As <br />currently designed the front yard setbacks from the curb line to the units is <br />approximately 25 ft. <br /> <br />The landscape plan as submitted provides for a good combination of <br />deciduous evergreen and foundation planting materials. Per City Code <br />minimum caliper dimension for deciduous trees is 2 1/2" and minimum height <br /> <br />..'2.- <br />
