One point of discussion is whether the Rosedale <br />name constitutes advertising and, therefore, should not be <br />considered for a directional sign. The proposed revisions to the <br />Code (not yet in force) clearly state that advertising is not <br />allowed on directional signs. Another issue is the combining of <br />several pieces of information appropriate for directional signs <br />onto one larger sign. Such a practice seems reasonable, since it <br />would reduce confusion on the driver's part, but would still <br />require a variance. This has been approved in the past for other <br />shopping centers as part of a Special Use Permit approval. <br /> <br />In the case of the Rosedale signage, if each of the four anchors <br />had one directional sign at each location of 4.5 square feet each, <br />the total would be 18 square feet, instead of the 32 square feet <br />of the proposed sign. By eliminating the Rosedale name, the sign <br />could meet this 18-square-foot size, as shown on the attached <br />sketch. <br /> <br />3 . CONCLUSION <br /> <br />If the proposed signs are considered pylon signs, like the other <br />two that have already been installed, then the number of pylon <br />signs for the Center would be exceeded. As directional signs, the <br />proposed signs exceed the size limit for directional signs. The <br />Planning Commission may feel that Rosedale has a hardship or a <br />practical difficulty in directing traffic around their large site <br />and could recommend approval of a variance for the 32-square-foot <br />signs. If no hardship is found, the Planning Commission could <br />consider the practical difficulty of installing four separate <br />signs in each location for the four large tenants in the Center <br />and recommend approval of a variance for a combined sign of 18 <br />square feet, equal to four signs of permitted size. If no <br />practical difficulty is found, the Planning commission could <br />recommend denial of the variance and urge Rosedale to accomplish <br />their signage within the 4.5-square-foot limit. <br />
