<br />GENERAL GROWTH MANAGEMENT, INC. <br /> <br /> <br />October 23, 1992 <br /> <br />Craig Waldron <br />2660 Civic Center Drive <br />Roseville, MN 55113-1899 <br /> <br />Dear Mr. Waldron: <br /> <br />The purpose of this letter is to express our position regarding the current recommendation <br />of the planning committee this past October 14. <br /> <br />At that meeting we were asked to state our reason or "hardship" for requesting a variance to <br />the new sign ordinance. After having given further thought to this question we have arrived <br />at what we feel are significant reasons for this request. <br /> <br />BACKGROUND <br />Rosedale embarked on a major renovation 21/2 years ago. We have completed this project <br />with the exception of our entry way signs. Current sign codes restrict pylon/monument signs <br />to 1 for each bordering street. We have 1 pylon sign on Hwy. 36 and one sign on Snelling <br />giving directions to Rosedale. This past summer we re9.uested permits for four entry way <br />signs. We received permits for two, thus reaching our lImit of four. We are asking for a <br />variance to be able to install two additional signs exactly like the ones recently installed. <br /> <br />CURRENT SITUATION <br />We presented to the planning commission October 16, 1992 our request for a variance. At <br />that meeting we were told that they needed to reclassify these signs as directional signs as <br />opposed to pylon/monument signs which the previous were classified under. They <br />recommended that we change the look from the original signs to meet the parameters of a <br />directional sign for the next two. <br /> <br />We wish to maintain the current classification and request a variance to the code restricting <br />pylon/monument signs to one per bordering street. <br /> <br />We have four main reasons for requesting this variance: <br /> <br />First, when we first met with the city 2 1/2 years ago to layout our renovation plans, these <br />plans called for the signage currently requested. As we came to completion a new ordinance <br />had just been put into place. Due to a case of bad timing we are unable to complete the <br />original plan. <br /> <br />Second, to change the design of the signs to meet the specifications of a directional sign <br />would shrink the size of the sign by 40%. The letters on the sign would not be of a size that <br />would be readable from over 20 feet.
