Sign Ordinance Issues

7/20/92

Page 4

Possible Solution:

Three options were discussed:

1) Prohibit window signs entirely.

2) Confine window signs to a certain portion (e.g., 25%) of the window area.

3) Include window signage in the total square footage allotment for a building's signage.

Area car dealers asked that window signs be allowed anywhere except the lower six feet of a
window opening to maintain visibility into the building.

pylon anrllVall Signs in Business Districts

Concern has been expressed over the proliferation of "sign clutter" in commercial areas, leading to
a desire to reduce allowable signage, especially pylon signs. The current ordinance regulates wall
signage for commercial uses according to a percentage of the wall size, depending on the zoning
district, with a minimum allowed in each district. One pylon sign is allowed per street frontage,
with multi-tenant buildings allowed three pylons. Ground signs are allowed to be placed at half
the setback if they are half the area and no more than 8' in height

Possible Solution

Assign a total number of square feet of sign age (10% or 300 square feet minimum) of allowed for
a building, to be divided between wall signage, ground signs and pylon signs as the applicant sees
fit Each face of a ground or pylon sign would be counted in the allowed area.

Allow ground signs to be the same size as pylons (not halt) to encourage their use.

A bonus equal to one face of the pylon would be given if no pylon sign is built

Pylons would be limited to 100 square feet and 20 feet in height One pylon per interior or comer;
two pylons for through lots or triple-fronted lots; three pylons for lots surrounded on all sides by
street frontage (e.g., Rosedale).

In other words, the entire signage allotment could be put in wall signage, but if pylons or ground
signs are used, they could only be a portion of the total allotment
