<br />To: Rick Jopke <br />From: Douglas Stron~ <br />Re: Planning File #2483 <br /> <br />Date: September 30, 1992 <br /> <br />This file deals with a Variance to zoning Ordinance at 2633 Rice <br />Street. The engineering staff has reviewed this proposal and has <br />the following recommendations: <br /> <br />1. Additional right-of-way of 10 feet for both Rice Street and <br />County Road C is needed. <br /> <br />2. A sidewalk along both the west side of Rice Street and the <br />south side of County Road C is required. <br /> <br />3. Any existing sewer and water services that are not proposed <br />to be used must be capped at the mains. <br /> <br />4. There is an existing sanitary sewer main located within an <br />easement off of County Road C. The easement must be released <br />by city council if this sewer main, as proposed, is not <br />going to be used. The main must be capped at the manhole <br />located on County Road C. <br /> <br />5. The new driveway openings must meet County and State <br />standards when constructed. <br /> <br />6. The grade of the property should be lowered one to one and <br />one half feet which will lower the grade of the west <br />driveway to less then 6%. If this is done the proposed new <br />retaining wall along the west lot line can be lowered. <br /> <br />7. Care must be taken to not plant trees over any of the <br />existing or proposed utilities. <br /> <br />8. The landscaping plans show the proposed placement of a <br />Marshall's Ash within the Rice Street right-of-way. This <br />location is the same location the sidewalk must be located. <br /> <br />9. No signs are shown on the plans. <br />
