The variance is justified by the <br />hardship of fitting a reasonably-sized building and <br />adequate parking on the site. The variance request is to <br />keep the parking setback at the location it would be <br />without the additional right-of-way dedication. <br />* Sidewalks are needed on both C and Rice. <br />* There is a 2' to 6' retaining wall in the rear (west) <br />which would not be necessary if the site were graded <br />more quickly away from Rice Street.
