<br />MEMORANDUM <br /> <br />DATE: <br /> <br />November 23, 1992 <br /> <br />TO: <br /> <br />steve sarkozy <br /> <br />FROM: <br /> <br />Phil Carlson <br /> <br />RE: <br /> <br />PLANNING OFFICE HOURS, November 18, 1992 <br /> <br />1. <br /> <br />Harry Anderson, Chris Anderson; 896 Parker Ave. <br /> <br />Mr. Harry Anderson owns a deep double-wide lot on Parker Avenue and <br />wants to sell a portion of it to his son, Chris. Chris intends to <br />build a new house on the southern half of the lot, requiring a lot <br />division, creating a new flag lot apart from the original lot. The <br />original lot is wide enough to permit the required 30' frontage for <br />the new flag lot, and maintain more than 100' frontage for the <br />existing lot. A complication is that the narrow portion of the new <br />flag lot would be across a hilly area, making it difficult to bring <br />a driveway in to the new house. An alternative would be to gain <br />access via easement to victoria Street to the east through another <br />vacant lot on victoria. Access in this fashion is acceptable as <br />long as the easement is not the only possible access for the new <br />lot; it must also have frontage on the public street, Parker <br />Avenue. This type of easement is up to the private parties to <br />arrange. Another alternative mentioned is to buy the vacant lot on <br />Victoria and use its frontage on victoria as the front for the <br />south half of the Anderson lot. The Andersons will get back to us <br />with a specific proposal. <br /> <br />2. <br /> <br />Gail Olson, Net Lease <br />1918 County Road C <br /> <br />Net Lease has applied for a Special Use Permit to sell new and used <br />cars at their County Road C location, in addition to their leasing <br />business. With a SUP application the City can required the property <br />to come in to compliance with applicable Code standards, including <br />the design standards. As an existing use, it may not be possible <br />or reasonable for them to comply completely with all standards. <br />And as one of several tenants in the building, it would not be <br />reasonable to ask Net Lease to address problems on site not <br />connected with their business. We visited the site with Ms. Olson <br />and discussed the following items: <br />
