NARRATIVE
FENCE HEIGHT VARIANCE FOR MIDWAY FORD
ROSEVILLE, .MINNESOT A

Resulting from the take back of the frontage road along the east side of Midway Ford,
the entire Slawik Park property is in the process of being replatted. The intent is to
square off the Midway Ford site and the undeveloped parcel immediately to the south.

With this land swap, site changes are currently being developed for Midway Ford,
which would eliminate the "arrowhead" portion of the site on the south, and would add
comparable area to the east up to the Snelling A venue right-of-way. This new area to
the east of Midway Ford and adjacent to Snelling Avenue would be display parking for
new and used automobiles and trucks, which are currently parked in the arrowhead.

At present the site is surrounded by a 6' high chain link fence with a I' high slanted
barbed wire extension up to 7'. The only area where the fence was not installed was
across the east or front face of the Midway Ford building. The attached drawing shows
how the fence terminates at the northeast and southeast comer of the building.

With the new site layout this "open front" concept would not work, since many
automobiles would be left unprotected. Further, the access to Midway Ford, which is
currently via the frontage road on the east, will no longer exist. The previous concern
of aesthetics should not be an issue and the more significant concern of site security
should now take precedence.

The attached drawing shows the following:

1. Existing 7' high fence to remain

2. Existing 7' high fence to be removed

3. Proposed location of new 7' high fence

We respectfully request the City of Roseville grant Midway Ford a variance to construct
a new 6' high chain link fence with aI' high slanted barbed wire extension to match the
existing fence. As depicted, the new fence would extend along the new east and south
property lines, resulting in a total enclosure of the Midway Ford property,
