The City Council has approved a general concept PUD plan, <br />utility easement vacation, and preliminary plat for Klosner <br />Goertz Homes Inc. for a 26 unit project at 711 and 725 <br />Larpenteur Avenue on March 22, 1993. <br /> <br />2. The PUD ordinance requires that as a final step in the PUD <br />process, the City Council approve a final plan and final plat <br />for the project consistent with previous approvals. <br /> <br />3. Mr. Goertz has submitted the required final plans and plat of <br />Emerald Ridge for City review. Staff has reviewed them and <br />found them to be complete. Final details concerning <br />drainage, utili ties, street design, storm pond, sewer, and <br />water have been revised to answer engineering concerns. It <br />will still be necessary that the City receive documentation <br />concerning the access easement on Roselawn Cemetery property <br />and that an agreement allowing installation of the water line <br />along Larpenteur Avenue across the Linder property be <br />executed. <br /> <br />Staff Recommendation: <br /> <br />1. It is recommended that the City Council approve Klosner <br />Goertz Homes Inc. request for final PUD plan and final plat <br />approval at 711 and 725 W. LarpenteurAvenue subject to: <br /> <br />1. Final grading, landscaping, drainage, utili ties, and <br />street design be approved by City staff. <br /> <br />2. An additional 4.5 feet of right-of-way be dedicated for <br />Larpenteur Avenue. <br /> <br />3. The pond be properly maintained. <br /> <br />4. The exterior color and finish be reviewed by City <br />staff. <br />
