Backaround: 1. The City Council has approved a general concept PUD plan, utility easement vacation, and preliminary plat for Klosner Goertz Homes Inc. for a 26 unit project at 711 and 725 Larpenteur Avenue on March 22, 1993. 2. The PUD ordinance requires that as a final step in the PUD process, the City Council approve a final plan and final plat for the project consistent with previous approvals. 3. Mr. Goertz has submitted the required final plans and plat of Emerald Ridge for City review. Staff has reviewed them and found them to be complete. Final details concerning drainage, utili ties, street design, storm pond, sewer, and water have been revised to answer engineering concerns. It will still be necessary that the City receive documentation concerning the access easement on Roselawn Cemetery property and that an agreement allowing installation of the water line along Larpenteur Avenue across the Linder property be executed. Staff Recommendation: 1. It is recommended that the City Council approve Klosner Goertz Homes Inc. request for final PUD plan and final plat approval at 711 and 725 W. LarpenteurAvenue subject to: 1. Final grading, landscaping, drainage, utili ties, and street design be approved by City staff. 2. An additional 4.5 feet of right-of-way be dedicated for Larpenteur Avenue. 3. The pond be properly maintained. 4. The exterior color and finish be reviewed by City staff.
