Final grading, landscaping, drainage, utili ties, and <br />street design be approved by City staff. <br /> <br />2. An additional 4.5 feet of right-of-way be dedicated for <br />Larpen teur Avenue. <br /> <br />3. The pond be properly maintained. <br /> <br />4. The exterior color and finish be reviewed by City <br />staff. <br /> <br />5.
